Bellissima villa nata dalla sapiente e raffinata ristrutturazione di un'antica casa padronale costruita alla fine del 1800 e situata in posizione panoramica sulla cima di una collina con vista sul Lago di Chiusi. Villa Poggio Falcone si trova ai margini di interessanti itinerari turistici dedicati alla scoperta degli Etruschi e della natura. La città di Chiusi si trova a soli 7 km, mentre Castiglione del Lago ed il Lago Trasimeno a 13 km.
A poche decine di metri dalla villa si trova il 'Sentiero della Bonifica' un interessante percorso ciclo pedonale che collega Arezzo a Chiusi costeggiando il Canale Maestro della Chiana. Il percorso è piuttosto pianeggiante quindi adatto per passeggiate e pedalate per tutta la famiglia. Per gli amanti della natura e del birdwatching invece, c'è l'Oasi di Montepulciano a soli 10 minuti di distanza.
Non sarà difficile rendere felici famiglie con bambini o gruppi di amici in una così bella posizione, combinando a interessanti escursioni giornaliere a delle giornate di relax intorno alla grande piscina privata (dimensioni m. 6x12, profondità m. 1,00-1,60 - aperta dal 01 Maggio al 30 Settembre) con solarium attrezzato con lettini, tavoli, sedie ed ombrelloni. Inoltre accanto alla piscina si trovano la vasca idromassaggio e la sauna (disponibili tutto l'anno incluse nel prezzo di affitto).
Villa Poggio Falcone è immersa in un vasto parco di piante secolari, completamente recintato, dove i vostri cani potranno correre liberamente. A fondo valle si trova la linea ferroviaria che collega Chiusi con il Centro Italia. L'arredamento curato, le finiture interne di buon livello, l’aria condizionata e una ben equipaggiata cucina, offrono la garanzia di una piacevole e rilassante vacanza. Nicola il proprietario vi riserverà un’accoglienza calorosa e vi delizierà con colazioni, pranzi o cene, che potrete gustare direttamente a casa o nel punto di ristoro che si trova ai margini del giardino.

PIANO TERRA: cucina con camino, stufa a legna e forno a legna, ampio e bellissimo salone con camino, sala da pranzo che si affaccia sulla veranda antistante la piscina, camera con due letti singoli (unibili) con bagno privato con vasca (scendendo due scalini), camera matrimoniale con letto singolo aggiunto e bagno privato con doccia accessibile in sedia a rotelle, camera matrimoniale con bagno privato con doccia, bagno di servizio (lavandino e wc), lavanderia e garage.
PIANO PRIMO: con accesso da luminosa scala interna panoramico salone, camera matrimoniale con ampie vetrate che si affacciano sul lago di Chiusi, stanza guardaroba con divano letto singolo, grande bagno con vasca e doccia, camera matrimoniale, camera con due letti singoli, bagno con doccia.
Dal salone, salendo una bella scala in pietra si accede alla mansarda dove troviamo un ampio salone e una camera matrimoniale con bagno privato con vasca.

We thoroughly enjoyed our stay,the villa suited our needs perfectly.In particular the owners made us feel at home and the home cooking and hospitality in their restaurant was so good we ate there half the time! The only downside to our stay was some guests were bitten by mosquitoes.

We were a large group of 16 (mostly family). This villa was perfect for us. Long hot days by the pool (which is a perfect size). Everyone had plenty of space in the many cool breezy rooms. Even though we were there in the middle of summer, it was easy to sleep without the A/C, but we had the option.
The kitchen was amazing, modern and had everything we needed.
Easy day trips to Rome, Assisi and Montipulciano. And lots of other beautiful villages.
We ate the most amazing meal at the restaurant that is onsite. Easily the most delicious meal we had while in Umbria/Tuscany.
Our hosts were so lovely and went out of their way to make sure we had a wonderful time.

This is a beautiful villa in every sense of the word. It has the long drive approach with young cypress on each side. Beautiful shutters protect rooms from the sun and wind. Additionally, there are rolling screens that move into place so you can take in the beautiful property views and have your windows open. The ground floor rooms have very tall ceilings; the walls are thick and will probably help to keep the house cool when the weather heats up. We stayed the last week of April/first week of May and the weather was spotty: overcast, showery and sun. Our host provided us with fire wood and we had lovely fires in the evenings.
The kitchen is massive and well equipped with lots of dish ware (I believe wedding parties have stayed here) and a large, modern stove and refrigerator. Bedrooms are large with nightstands, closets, etc. All rooms have independent, wall-mounted AC/heat units to keep temperatures comfortable.
Outdoors, there is a beautiful pool (unheated) and a stand alone small building with a large hot tub and sauna. Large windows can be pushed open to really enjoy the outdoors.
The property has fruit trees, roses and well-maintained shrubs. Italian landscaping is a bit more casual than, say, in England, so don’t expect manicured lawns - you’re in the countryside! Plenty of seating to eat outdoors or lounge by the pool. There are sheep on the property which can provide fun distraction for children and a nice photo op for the camera bugs in your group.
We arranged for the hostess to serve our family a private dinner in their beautifully sited small restaurant which is also on the property, along the drive before you reach the house. It was a delicious meal!
Bathrooms have dryers. There is a washing machine but no dryer. Laundry lines are provided, fine on sunny days but it may take a couple of days to dry your clothes if it’s overcast.
Bring mosquito repellent as a general rule out in the countryside in Tuscany or Umbria. Or just buy some in your local grocery once you arrive. There are two or three large groceries within about 20 minutes. Lovely hilltop towns (Montepulciano, Orvieto, Cortona, etc) are all worth visiting. Note: many shops are closed on holidays so plan ahead. And DEFINITELY research some wineries for wine tasting. We visited Madrevite and they provided lovely cold cuts, cheeses, olives, etc to accompany our wine tasting.

Wir waren 4 Familien mit unseren erwachsenen Kindern und deren Freunden und hatten zwei unvergessliche Wochen in Poggio falcone.
Das Haus ist extrem großzügig, die Küche ist außergewöhnlich gut ausgestattet und der Garten, der Pool und die Aussicht sind umwerfend.
Die Eigentümer haben uns hervorragend betreut und uns mit allem versorgt, was wir so brauchten: Holz für den Grill in der Küche und den draußen und auch für den Pizzaofen (iincl. dem Schieber für die Pizzen).
Sehr gut war auch das Mehrgängemenü, das sie uns gemeinsamen mit Ihrem Team an einem Abend zubereitet hat.
Wir kommen sehr gerne wieder.

The house is extremely spacious, the kitchen is exceptionally well equipped and the garden, pool and views are stunning.
The owners looked after us very well and supplied us with everything we needed: wood for the grill in the kitchen and outside and also for the pizza oven (including the slider for the pizzas).

Villa Falcone enstsprach in allem unseren doch hohen Erwartungen. Die Villa liegt auf einem Hügel mit beeindruckenden Blick in die Landschaft und über den See Lago Chiuso. Das Grundstück ist so groß und hat so viele Sitzecken das es auch in größeren Gruppen möglich ist einen ruhigen Platz zu finden. Dien Zimmer sind ausreichend groß und angemessen eingerichtet. Durch die Bäder en Suite gibt es auch dort genügend Individualität. Der Tisch im Ess/Wohnzimmer ist eine Wucht und bietet Platz auch größere Menüs zu verspeisen. Die Küche ist nicht nur mit einem 5 flammen Gasherd, sondern auch mit einem Steinofen(traumhaft für Pizza) und einem Holzkohlengrill ausgerüstet und hat alle Geräte die man so braucht. Auch die zwei großen Eisschränke waren bei unserer Gruppe sehr nützlich.
Die Hauskeeper waren sehr aufmerksam und freundlich. Auch die Tipps waren sehr hilfreich, besonders der zur Weinprobe.
Zusammenfassend eine sehr schöne Villa mit einem sehr guten Preis/Leisungsverhältnis.

Overall this villa is very good value for money. The only disappointing room was the kitchen which is quite small and awkward to use when you have many guests staying at once - it was also too dark. New lighting required please!! :) The owner Manuela and her husband were always on hand to sort out any problems and are very friendly. The swimming pool was great and was very clean. The nearest supermarket is about 10-15 minutes drive so not too bad. All in all, a good week. Recommended.

Poggio falcone liegt in einer wunderschönen Umgebung, das Haus ist sehr geräumig und der Garten sehr gepflegt. Uns hat es dort sehr gut gefallen und ich denke wir werden gerne wieder kommen. Die Familie, die auf das Haus aufpasst ist sehr nett und umgänglich. Es gibt dor 3 Fahrräder, die man sich ausleihen kann. Sehr vorteilhaft: Gas und Strom sind frei, was nicht immer üblich ist in Italien. Alles in allem, ein sehr schöner Urlaub.
